1. Inspect Visible Pipes Regularly
Set a calendar reminder to walk through your home every three months and visually check exposed pipes under sinks, behind toilets, and around the water heater. Look for mineral deposits, discolouration, or moisture around joints. Catching a weeping fitting early can save thousands in wall or ceiling repairs later.
2. Monitor Your Water Pressure
Excessively high water pressure puts constant stress on pipe walls and connections. Most Malaysian homes should run between 40 and 65 psi. You can pick up an inexpensive pressure gauge at any hardware store and attach it to an outdoor tap. If readings consistently exceed 65 psi, consider installing a pressure-reducing valve.
3. Insulate Pipes in Unconditioned Spaces
While Malaysia does not experience freezing temperatures, pipes routed through areas exposed to direct sunlight or near hot machinery can suffer thermal expansion that loosens fittings over time. Foam pipe insulation is cheap, easy to apply, and helps stabilise temperature fluctuations.
4. Avoid Chemical Drain Cleaners
Store-bought drain cleaners may dissolve a clog temporarily, but their caustic chemicals corrode pipe interiors — especially older galvanised steel or PVC joints. Opt for a plunger or a drain snake instead, and schedule professional drain cleaning annually to remove build-up safely.
5. Replace Aging Supply Hoses
Braided stainless-steel supply hoses connected to washing machines, dishwashers, and toilets typically last five to eight years. A burst hose can release hundreds of litres of water per hour. Mark installation dates on the hose with a permanent marker and replace proactively before they reach the end of their service life.
